A. Strictly prohibited

1. No use of fire or causing fire/explosion within the premises. No campfires, incense or paper offerings inside rooms. All fire-related activities (BBQ, grilling) must be registered and carried out in designated areas.
2. No weapons, explosives or dangerous objects on the premises (firearms, knives, swords, fireworks or any object capable of causing harm).
3. No organising, mediating or engaging in prostitution in any form within the premises.
4. No possession, use, trade or distribution of narcotics or controlled substances under Vietnamese law.
5. No gambling of any kind (card games, betting, lottery, etc.) within the premises.
6. No acts against national security, propaganda against the State, incitement of violence or discrimination based on race, religion or gender.
7. No dangerous or protected animals. Bringing pets (dogs, cats…) requires prior approval from the homestay.
8. No fighting, harassment, threats or insults toward other guests or staff.

B. General living rules

1. Quiet hours from 10:00 PM to 7:00 AM. Lower your volume and use earphones. The wooden cabins are adjacent — sound travels easily.
2. No smoking in rooms or any signposted area. Please smoke at the designated outdoor area only.
3. No cooking inside bedrooms. Please use the shared kitchen for all cooking.
4. Do not move, dismantle or damage furniture or equipment. Any damage caused by guests will be charged at actual replacement value.
5. No noisy parties or karaoke in rooms. Please register group gatherings in advance so we can direct you to a suitable area.
6. No overnight visitors without prior registration at the front desk. All overnight guests must be registered as required by law.
7. Children under 16 must be accompanied by an adult in shared areas (kitchen, bar, BBQ area, balcony…).
8. Please keep your room key safe. Lost keys are subject to a lock replacement fee.

C. Cleanliness & environment

1. Please clean up after using shared areas: kitchen, BBQ space, dining tables, balcony, etc.
2. Return tableware (plates, dishes, cooking utensils…) to their original location after washing.
3. Sort waste into the correct bins: organic, recyclable, other.
4. No littering on the premises, especially the garden and shared pathways.
5. Save water and electricity — turn off devices when not in use.
6. No picking flowers, breaking branches or walking on the lawn and ornamental plants.

D. Safety & responsibility

1. Guests are responsible for their own valuables. The homestay is not liable for personal belongings left in rooms or shared areas.
2. In an emergency (fire, accident, trespasser…), call our hotline +84 768 739 781, or 113 (police), 114 (fire), 115 (ambulance).
3. The homestay reserves the right to refuse continued service and ask guests to leave for: rule violations, disturbing other guests or signs of unlawful conduct. Room fees are non-refundable in such cases.
4. Guests are responsible for their own health. Please let us know in advance if you have any specific medical condition.
5. Any dispute will be handled in good faith. If no agreement is reached, the matter will be resolved under Vietnamese law at the court of competent jurisdiction.

E. Cancellation policy

Holidays and peak season: stricter cancellation policies may apply; please refer to the booking terms at the time of reservation.
Force majeure (natural disasters, pandemics…): we will review each case flexibly.
